This PR updates packages to their latest stable releases and fixes the app to work with them.

Tested by running here: https://huggingface.co/spaces/smcleod/mlx-my-repo

Thanks @smcleod , let's merge and see if everything works fine!

I don't think we need os.environ["HF_HUB_ENABLE_HF_TRANSFER"] = "1" as network downloads/uploads should automatically use hf-xet now, but we can remove in another PR.
